Four homes, two locations, one team. 19 bedrooms with 17 king beds let up to 40 athletes, coaches and families stay together in two side-by-side pairs, 4 minutes apart: a downtown pair with a heated saltwater pool and hot tub, and a pair a mile north with a seven-seat hot tub and game room. Nathan Benderson Park is 8 to 9 miles from both pairs, Ed Smith Stadium 2 to 3, and Premier Sports Campus 15 to 17.

Four private homes in two pairs, a 4-minute drive apart. Each pair sits side by side, so your group can spread out at night and come together for meals, the pool and the fire pit. Every home has its own kitchen, living room, laundry room and parking.

Walk to downtown restaurants, bars and the bayfront. A gate connects the two backyards, so the pool is steps from both homes.

Guest Access
All four homes are yours alone, with no shared spaces with other guests. Every home has self check-in with a keypad and its own driveway parking, and the Game Room House has room for a boat or trailer. At the downtown pair, gates at each end of the fence let you into the backyards, and a gate between them connects the two yards.
Neighborhood Overview
Downtown pair: in Gillespie Park, with the park steps away and downtown Sarasota`s restaurants, shops and Bayfront Park within walking distance. St. Armands Circle is about 8 minutes by car and Lido Key Beach about 10.
Amaryllis Park pair: a quiet residential street about 5 minutes from downtown and the airport. Sarasota Jungle Gardens is 3 minutes away, Lido Key Beach 12 and Siesta Key Beach 18.
Ed Smith Stadium (Orioles spring training) and Nathan Benderson Park are a short drive from both pairs.
Getting Around
The two pairs are 4 minutes apart by car. Most groups bring a few cars or use rideshare. Sarasota Bradenton Airport is about 5 minutes from the Amaryllis Park pair, and Tampa is about an hour north.

HOUSE RULES
• Quiet hours are 10pm–7am, out of respect for our neighbors.
• Maximum guests per home: Pool House 10, Next-Door House 10, Hot Tub House 12, Game Room House 10. Total maximum 40 guests.
• No smoking indoors. Smoking inside means a $1,000 cleaning fee.
• Events and gatherings need prior approval. Unapproved parties may result in a $2,000 fine.
• Children must be supervised at the pool and hot tubs.
• Hot tubs are serviced weekly, Monday through Wednesday.
• Early check-in or late checkout is $100/hour, with advance notice.
All listed amenities are guaranteed. All guests must review and electronically sign our rental agreement (including these house rules) before check-in.

Guest Contact:
Please provide a valid, working phone number that is accessible to the host throughout your stay.
Occupancy Limit:
The maximum number of guests is 25. Any additional guests beyond this limit are considered trespassers and will be asked to vacate the property. A $11 charge will apply for each person over the limit.
Access for Complaints:
If you have a complaint about the property (e.g amenities, cleanliness, maintenance), please report it to us within 10 minutes. If we don`t hear from you 10 minutes after check-in, we assume everything is fine. you authorize the host and/or maintenance staff to enter the property to investigate and resolve the issue. While we will make a reasonable effort to provide notice prior to entry, you acknowledge and agree that, due to scheduling and time constraints, entry may occur without advance notice when necessary to promptly address the concern.
Smoking Policy:
Smoking is not permitted inside or in front of the property. A $1500 cleaning fee will apply for violations. If they leave cigarette butts, you will be fined $150 for each cigarette butt found.
Late Check-Out:
Late check-out without prior approval is subject to a $100 charge 1 hour past the designated time. If check-out exceeds 2 hours past the designated time, a minimum $250 fee will apply, along with potential lost revenue for any subsequent bookings.
House Rule Violations:
Any violation of house rules may result in immediate termination of your stay, without a refund, at the discretion of the host.
Important Note:
If you encounter any issues during your stay, please let us know immediately so we can resolve them promptly. Our goal is to ensure a 5-star experience for you. No refunds will be issued after the fact if we have not been given the opportunity to address the issue directly during your stay.
Review Policy:
Reviews mentioning issues unrelated to the property (e.g parking or public area experiences) may be subject to removal at the host’s discretion.
TV remotes, Ceiling fan, Amazon fire sticks:
All remotes must be left inside the unit at check-out. Any lost, unreturned, or misplaced remotes will result in a $35 replacement fee, which will be charged to the reservation.
No Parties or Events:
No unauthorized parties or events. A $2,000 fine applies if the no-party rule is violated.
Furnishings & Amenities:
All listed amenities are guaranteed. We refresh our homes regularly and may repair, change or replace furniture and décor at our discretion (e.g a broken chair or stained couch), so the home may differ from the photos. Changes to furniture or décor are not grounds for a refund.
Rental Agreement:
All guests must review and electronically sign our rental agreement (including these house rules) before check-in. Check-in instructions are sent once it is signed.
